How does your house-buying service compare with a conventional sale through an estate agency?

The advantages we offer are speed, discretion, flexibility and creativity.

On the question of speed, a conventional sale via an estate agency can take months, especially in a buyers' market. This can cause major problems for vendors. For instance, you may need to sell your house within a tight time frame because of a new job or relationship, or because you have found the property you want to buy and you know it won't be on the market forever. If the sale of your house is part of a chain, it's particularly vulnerable because any part of the chain can break down at any time. By contrast, if your house fits our criteria we will buy it very quickly - you can have a sale agreed in 10 days or less.

On the question of discretion, most houses on the conventional market will have a For Sale sign outside. If you sell your house to us, the only visible sign will be the broad smile on your face as you go to the bank!

Our flexibility means you can count on us to do our best to structure the deal to suit your specific needs. When you have the option to adjust timescales, to be flexible with financial arrangements and to work out a deal that really suits your needs, the outcome will be more satisfactory for you.

How does your service compare with a property auction?

Auctions can work very well for some vendors. However, there is no guarantee that your house will sell at auction. The time scale could be unsuitable for you as well: many auction companies require property details well in advance (2 months is not at all unusual) so that they can be included in the auction catalogue. And, in a buyers' market you may not get the outcome you really want.

We'll work out a deal that you're satisfied with, the sale will take place promptly, and you'll know up-front exactly what you stand to gain.

What will it cost me to list my house with you?

Nothing at all. Just phone us or fill in the form on this website, and we'll take it from there. If you decide to sell your house to us, we will offer to pay your legal fees, plus the cost of any surveys that are required. It goes without saying, of course, that there will normally be no estate agent's fees either if you choose our track. (We say 'normally' because if your house is already listed with an estate agent, there may be certain commitments already in place. We would advise you to double-check the wording of any contract you may have signed with an estate agent.)

What will happen if I phone you?

Our 0800 number will lead you to a brief recorded message, asking you to leave your name and phone number so that we can call you back soon. We do this because we want to deal only with serious sellers and not have our attention distracted by idle chat. We pick up our messages every day. As soon as we have your details, we will phone you to ask about your property, answer any questions you may have, and arrange to come and see your property if you wish.

Tell me about your time scale.

We will do all we can to move things forward efficiently. We make every effort to ring within 1 business day of receiving your phone number, whether via the website or via the 0800 phone number. If you want us to see your property, we will arrange the earliest possible time that is mutually convenient. After the viewing, we will normally make an offer within 2 business days. This is entirely free, of course, and does not place you under any obligation at all. If you accept our offer, the sale is agreed. We will then do our due diligence in consultation with our solicitor, who will liaise with your solicitor in setting the dates for exchange of contracts and completion of the sale.

What sort of properties are you interested in?

We look at a wide range of residential and commercial properties. We have a good track record for refurbishing houses and putting them back on the market, so if your house needs a bit of work, don't worry: that's what we like doing! On the other hand, if your house is in tip top condition right now, we would be very happy to come and view it.

Whatever type of property you have, and whatever its current condition, we will offer you a fair, realistic price if it suits our criteria. If our offer is acceptable to you, you will have a quick, no-fuss sale that enables you to get on with your life.

How do your valuations compare with estate agents' valuations?

Estate agents' valuations are often optimistic. Many properties listed with estate agents sit on the market for months on end. By contrast, we are professional buyers who will make you a realistic offer that can lead to a very rapid sale. It's important to compare like with like. We will use the Land Registry records to help us determine true market value, but will take other factors into account as well. We understand that every property is unique and take that into account too.

We are not an estate agency. We specialise in quick property purchases, giving vendors peace of mind, the cash they need, and the freedom to move on towards their goals. In other words, to get on with their lives.

If you sell your house to us, you won't have to pay the usual fees (estate agent and solicitor). We will also pay the cost of any surveys that are required.

I need to sell, but I'd prefer to stay in my house rather than moving somewhere else.

Sometimes it makes sense to sell your house and then rent it back! It may be that you need a short-term place to stay while you wait for your next home to be ready. Or you may simply want to go on living in the same place but not have the financial stress of having huge mortgage payments.

If you sell your house to us and then rent it back you may be able to clear outstanding debts and reduce your monthly outgoings, as well as saving yourself the cost and stress of moving to a new place.
